The property finding fee is only due when Papaty sarl has found the property you have agreed to buy, usually payable on sale completion as set out below. Please note that it is possible to agree on a fixed fee instead of a percentage. French VAT (19.6%) included.

Seen other property finders with a a better quote? Beware, it is very easy to start up a property finding service, but very few will truly help when others can jeopardise your dream.

Please check the following points:

- does he/she hold a carte professionnelle? ask to see a copy of it; he/she must also have a liability insurance and belong a professionnal body (see our About us section)

- is he/she independent? or only searching properties through agents offering a split-fee

- is he/she only searching for private sales? whereas estate agents have often better deals

- is he/she able to offer 100% of the market? some property finders are blacklisted for some reasons

- what is his/her experience with regards the real estate industry? knowledge of the real estate world and stakeholders? network?

If you come up with a better quote, we can adjust ours if we know who is offering this better quote. Remember it is only after the purchase that you will be able to value the quality of service provided by your property finder. It's not by chance that our clients come back or recommend us.

At the end of the day, it is a cheaper option to use our service than to do it yourself!

 

we source the right property and manage the buying process without the need for you to travel, we can also find a managing company, a redecoration company if needed and manage the rental process (extra fee). That way for approx. Euro 120,000, you can own a freehold studio flat and get approx Euro 500 income per month with no capital gain tax after a 15 year ownership. You can also buy a property jointly.

You have found a suitable property but you do not succeed in closing the deal or how to succesfully negotiate the asking price. You instruct us as your negotiator, we commit to secure the property. We charge 2% of the achieved price or a third of the price reduction. Euro 2.500 + tax minimum (French VAT 19.6%).
