• III. Property finding fee (Papaty S.A.R.L, French limited company - subject to search mandate) :

The property finding fee is only due when Papaty sarl has found the property you have agreed to buy, usually payable on sale completion as set out below. Please note that it is possible to agree on a fixed fee instead of a percentage. Inclusive of French VAT (19.6%).

In Paris, transaction fee are in general between 5 and 10% of the sold price.

Property sold (in Euro):

• 1. between 150,000 € and 250,000 € : 7 % of this price, 5% if there is another licensed professionnal (agent immobilier) involved in the purchase. 4,000 € minimum

• 2. between 250,000 € and 500 000 € : 6 % of this price, 4 % if there is another licensed professionnal (agent immobilier) involved in the purchase. 4000 € minimum + vat

• 3 . between 500,000 € and 1,000,000 € : 5 % of this price, 3 % if there is another licensed professionnal (agent immobilier) involved in the purchase. 5,000 € minimum + vat

• 4. between 1,000,000 € and 3,000,000 € : 3.5% of this price, 2.5% if there is another licensed professionnal (agent immobilier) involved in the purchase. 10,000 € minimum

• 5. over 3,000,000 €: 2.5% of this price, 1.5% if there is another licensed professionnal (agent immobilier) involved in the purchase. 30,000 € minimum

• IV. Anti - crisis investment: for investments below Euro 150,000, we charge a fixed fee of Euro 4,000 + vat,

we source the right property and manage the buying process without the need for you to travel, we can also find a managing company, a redecoration company if needed and manage the rental process (extra fee). That way for approx. Euro 120,000, you can own a freehold studio flat and get approx Euro 500 income per month with no capital gain tax after a 15 year ownership. You can also buy a property jointly.

• V. Negotiation fee only.

You have found a suitable property but you do not succeed in closing the deal or how to succesfully negotiate the asking price. You instruct us as your negotiator, we commit to secure the property. We charge 2% of the achieved price or a third of the price reduction. Euro 2.500 + tax minimum (French VAT 19.6%).
