At 2 hours 15 minutes from London since November 14 - 2007, Paris is a very different city, villagey in comparison to some international megapoles. There, one can find many different faces : Saint Germain des Prés , le Marais , Montmartre, Canal St Martin, Montorgueil, Opera, la Bastille, the Golden area/triangle d'or, the new golden area, la Butte aux Cailles, les Batignolles, La Muette, Commerce ...

This romantic city inspires directors, there is always a film being made in Paris, the latest is "La Vie en Rose " ("la mome" French title) from Olivier Dahan : the life story of singer Edith Piaf

Different types of apartments are available according to your taste and lifestyle: the classical apartment in the Haussmann type buildings featuring original oak floors, fireplaces, and mouldings; the one in buildings from the 18th, 17th and 16th centuries, with wooden beams, tomettes” (typical floor tiles), or with high ceilings overlooking a vast cobbled coutyard; the rare top floor with a terrace and a lift/elevator; the surfaces to refurbish; the real loft-conversion with outstanding volumes; the pied-à-terre/pad; the prime property / location overlooking a landmark; the modern apartment in the high tech building: and the' Hôtel particulier', the rare town mansion.

The floor area of the apartments available is within 16 and 600 sq metres (but it can be more, Kenzo is selling his 1,000 sq.mt chalet in Bastille!).

The value of Paris:

  1. Paris is contained within the “périphérique” and its numerous gates (“porte Dauphine”, “porte de Champeret”, “porte de Saint Ouen”…) a ring road which looks like the ditches of a castle, a border between Paris and its suburbs, so Paris cannot extend, and lands available for new developments are quite rare.
  2. The city has many monuments, and listed buildings that are protected and it is not possible to change the building architecture easily. There is a special administrative police (A.B.F.)  who investigates change made without authorisation / planning permission and which does not meet the rules of architecture defined by this administration. That’s why the architectural inheritance is highly respected.

Here are some facts and figures, and you will understand why it is a privilege to live in such a great capital

  • All types of transport are possible. You don't need a car, the transport network is very efficient: by bus, by metro (the fastest if it is far enough), by taxi, by batobus (boat), by bicycle (the ' velib ' has just been launched with a great success, the pay as you go bicycle, only your credit/debit card required, sometimes the fastest way to move when it is not raining), by foot, on rollerblade, and now by tram (southern Paris).
  • Surface 105 km2 (in comparison 1 580 km2 for the greater London !)

  • Fortunately for the prices of real estate, Paris has not been chosen for the Olympic Games, so the prices remain at the fair value, however Paris could be chosen the next time with a consequent rise of the prices.
  • AccordingThe last figures known provided by the Organisation of Notaries in Paris (“ La Chambre des Notaires de Paris ") for the 3rd quarter of 2007, the price per square metres in Paris is  Euro 6,430 , +9.9 %  increase in a yearly scale (last data known to April 2008) , ( it was about 62 000 sales for year 2004/2005)
  • Euro 9,800 : average price per square metres for the old apartments ( Indice Notaires-INSEE ), in the 6Th  arrondissement , the most expensive of the capital. However, the most expensive quarter is in the 8th composed of the Champs Elysees and the Golden triangle, reaching Euro 11,010.
  • Euro 5,060 : average price for the old apartments (Indice Notaires-INSEE), in the 19Th arrondissement the cheapest one.
  • The above price per sq.mt is an average, it can be less and it can be much more depending on many factors such as the adress/location, the building quality, the apartment specifications, and the extra features such as the lift/elevator and the view over a parisian landscape (landmark, river, etc.). Within the same street two same size apartment can have their value twice more for the more expensive. Paris housing market is very heterogeneous even within districts and streets.
  • 9 years and 8 month : the average of detention of an apartment against 11 years and 5 months in 1998
  • In every area you will find a boulangerie, patisserie, a bistrot, a restaurant, a supermarket, a bank, a post office and all conveniences, but there are some features to know, the West part of Paris and South West are more residential with many Haussmann buildings (PDT)  and it is easy to find large apartments more than 100 sq mt,  whereas the centre and the North East it will be easier to find studios and 2 pieces.

Paris is divided up into 20 large administrative districts. Beginning at the centre of the city, they curl round in a clockwise direction like a snail shell. To find out which “arrondissement” you are in, you will find it on all the street signs.
